I think HousingHeads would benefit from reading this book. Really gets into what housing markets looked like until 1920: Plexes/SFH built by yourself and your cousins financed by informal loans from extended family. When labor costs rose this was no longer tenable so the gov stepped in 1/2

This is not true! Most new market rate housing is affordable to middle income households! (LIKE MINE) Further the 7% vacancy rate is WHY rents are declining in this city. Hard not to think this isn’t pure malice. It takes some amount of ball to know about vacancy rates and still write this trash.

Kind of a funny bit in r/Sacramento where a post praises the NYC rent freeze only for someone to point out the rent peaked in 2022 and has dropped every year since. The status quo in Sacramento is literally better than a rent freeze! Rents down almost double digits in real terms!

I think this piece overall makes some good points, but I could not disagree more with this perspective. Ridership is in fact the only measure of success that agencies should focus on. “Coverage” that isn’t utilized isn’t a normative tradeoff but a straightforward failure of transit governance.
