Are vacancy rates in NYC good or bad? Private equity spokesperson suggests they're high (though I wonder how the economics of keeping homes empty plays out) - but then a chart immediately shows us that they're a lot lower than other US cities

Landlord exodus latest, courtesy of @resi-analyst.bsky.social. Eviction and capital gains tax figures suggest a lot of landlords did sell in 2024-25 but this chart suggests that more landlords bought so the sector continued to grow

Finally, no surprises that high private renter areas are negatively correlated with Reform/positively with Lab/Greens. No relationship nationally with social housing, but up here Reform had most success in areas with lots of social tenants. Though granted the tenure varies a lot around the country
Second - Reform doing very well in areas with lots of carers/people with disabilities. A (broad) group you'd think Labour would be doing more for than Reform.
Fascinating (particularly as someone who now has a Reform councillor in formerly solid Labour Tyneside). These findings stuck out to me: First, these groups for whom surely the Employment Rights Act was intended - does Labour have a strategy for reaching them (eg via union rights)?

Looking back at some of the MRPs that have been predicting a Reform landslide, the combined Reform and Conservative vote yesterday was 8 percentage points less than @moreincommonuk.bsky.social had for them in G&D in Jan. Obv a byelection but I wonder how seriously these polls will be taken now.
Section 21 court claims were falling over the course of 2025 - largely due, in my view, to rent inflation on new tenancies slowing down. That means landlords aren't raising rents so drastically on current tenants and evicting if challenged. But anecdotal data suggests we'll see the line rise this Q

Honestly, with the structural barriers to renters getting a smart meter (unclear responsibility, landlord resistance, frequent moves) just 7 percentage points lower than home owners feels like a win
