This is what the site will look like. The taller buildings will be pushed in towards the centre of the development.

Next is Tim Smith, also from Wood. Notes the additional features and new connections being made by the project.
There will be between 800-875 new units and an undetermined amount of commercial space.
Location... • The North Parcel is 1.14 ha in size and it is accessed from Elizabeth Street. • The South Parcel is 2.77 ha in size and it has frontage on Duke Street and Huron Street and it is accessed from Huron Street. • The total site area is 3.95 ha after including the 39 Elizabeth Street lot.
Downtown density is flat because Co-operators moved last year and that downtown Conestoga campus never materialized. 10-12 Fountain Street Developments would help us meet the target in time for 2051.
There were 664 new units last year, well blow the 20 year average and well below the target of 940-ish set by ONgov. Mostly ADUs and townhomes too.

Note how the project gets denser the further into the site you go, says Handy.

Shah notes that no final decision will be made today, just comments collected from council and the public. This property is sandwiched between Bishop Mac and Southgate.
This OPA applies to buildings with six units or more. It also monitors the number of units lost so that the City and the public can monitor the effectiveness.
This is OPA 117, and there are five amendments in all. This bold section is the new text.
