I think it's definitely improvement, but year-over-year growth (what I assume the second screenshot is referencing) improving from -11% to -3% in peak leasing season is not quite heating up imo. This is Austin market occupancy from Yardi. Again, improvement, but Q1-Q2 also ticked up in 2025.
Did you not see what I was replying to? MI and NV are clearly purple. NH is purple due to having very close presidential election results. (3 Purple). VA and NM are safe blue (2 Blue). SC is red (1 red). Thus "half of them are not red states" (my reply). 2nd, they don't go red more often than blue.

This is how I do it, see my "commentary catchup feeds" that are fed by 5-6 lists of accounts I follow. Skyfeed allows them to be sorted in actual chronological (oldest first), order and it's how I saw your post!
