Oh, no. It's Fall-In Friday. A renovation miscue led to the collapse and demo of this 1880s split-use baller in Lafayette Square. It's a real shame to lose such a beauty. (A good chance tho something will replace it soon in this high demand historic neighborhood.)

Good morning, St. Louis; it's Fill-In Friday! Permits for 4 more townhomes issued in the tornado zone. The units fronting Delmar were completed ahead of the housing crash and the rear lots are finally getting tackled. (The 4 under construction in the satellite view are now occupied. ~8 more to go.)

And May 2025 and post-tornado October Google streetviews across the street. Demo permits have been issued recently for two of the three homes. I believe all of these homes in the two posts were occupied, most appearing to be owner-occupied. 2/2 💔💔

Vacant People’s Hospital at 2221 Locust looks like could use some board up work. I wish Citizens Service Bureau was on here… it was so easy to report stuff over on the site that sadly is now just explosive diarrhea.

I took an unplanned long walk yesterday (Mill Creek Valley related) in the hot sun without any water and my brockabrella. Got dehydrated and sunburned. Fortunately I wasn’t hit by any fly balls!

Also in FPSE, excavation work has started on what will be two infill single family homes. The lot with 50' frontage (now subdivided) had a 1920's "missing middle" multi-fam that was demolished in 2019 by Drury Development, which had plans for a hotel in the area.

Forest Park Fill-In Friday. Infill single-fams just hitting the market: lefty is listing in the $500Ks and the two righties in the $600s. An occupied c. 1890 two-fam had been on the lefty lot until a big fire/demo a few years ago. The other site had been a vacant lot for at least a couple decades.

Forest Park lost 3,000 trees to the tornado but more new trees are now being planted than were lost. Here's some newbies along Lindell... I was told about 1,000 trees were planted along Lindell and Skinker boulevards at the edge of the park. Will post on trees in the park interior later. 3/3

Edit: the minimum lot size LRA requires for new construction is 4,000 sq. ft., not 5,000. But still bad! In better news, below are plans approved by the Preservation Board for a 5-fam in Benton Park on a vacant lot under 4K sq. ft.. Fortunately it's not owned by LRA as it would call it unbuildable!

Tired: America 250 Wired: Forest Park 150 Happy Sesquicentennial, Forest Park! Seen this morning on a short walk: egret, deer, workers prepping the World's Fair Pavillion Fountain, crew planting a tree (one of thousands being planted; over 3,000 had to be removed due to last year's tornado.)

I didn't know that the Naked Truth monument (honoring the German-American press) was relocated from the north side of the water tower for I-44 construction. Meanwhile, the Compton Water Tower, with great views from the top, still needs funding to re-open to the public after some masonry damage.

Some single family infill in various Southwest City neighborhoods for your Fill-In Friday. A home on a large lot in Lindenwood Park appears all but wrapped up while one under construction in SW Garden just got exterior siding and another in St. Louis Hills is getting bricked up.

Interesting lot history on this 2018 infill home in TGS. Was an LRA owned vacant lot bought by a neighbor in 2004 for $500. Builder later acquired it and the new home sold for approx. $270K in 2018. Just up for sale again, listing for $400K. Flanked by smaller 1908 and 1891 homes. 1/

Near-perfect walk today. Helped corral a dog that darted out of its house towards a busy street and came across this beauty. 10/11. No cat encounter though, which would’ve made it an 11/10 walk.

For Fill-in Friday, newly completed modern single-family infill in The Gate District, an older neighborhood without design standards. Lefty is listing in the $800ks; righty is flanked by circa 1890 and 2000 single-family homes.

I love lil ones on small lots like these in the heart of The Hill. As delicious as the neighborhood cannoli. But sometimes two or more smalls get knocked down for big single families.

These two single fams underway are from the same builder. Lefty is replacing a former two-fam that was demolished a few years ago after a fire. Righty is on a block on the SW edge of FPSE with light industrial. In the background is a multi-fam completed a couple years ago.
