The rent freeze effectively ensures that property income is completely locked in place while external economic pressures continue to spiral out of control.

Banking giant Wells Fargo, operating in its capacity as a trustee, has officially launchec foreclosure proceedings against A&E over a delinquent $506 million loan.
Brin is far from the only elite investor taking a brutal haircut on New York's heavily regulated multi-family housing market. The prestigious University of California investment system previously slashed the internal valuation of its own $115 million stake in the exact same A&E fund by a massive 50 percent.
Mayor Mamdani has openly lambasted A&E for what he termed 'overt cruelty' to occupants.
In January, the New York City Department of Housing Preservation & Development reached a $2.1 million settlement with A&E Real Estate for violations in 14 buildings it operates across three boroughs.
With around 750 tenants, the building were reportedly plagued with bed bugs, fire hazards and malfunctioning elevators.
New York City Councilmember Shekar Krishnan, whose district includes the neighborhood, told the Queens Eagle that in the 17 buildings A&E owns in Jackson Heights, the company has accumulated 2,000 housing code violations.
'Every repair we've won leaves us with 10 more to fight for - their buildings are revolving doors of neglect and major housing violations,' said Krishnan.

Ms. Ruemmler has been criticized by politicians and commentators for consorting with Mr. Epstein, but outside of the media spotlight (and off the record), most white-collar lawyers I know have been unwilling to condemn her. That is not because they are sympathetic to Mr. Epstein or friendly with Ms. Rummler, but because doing business with Mr.
Epstein, and people like him, was business as usual for the top ranks of the legal profession. It most likely remains so to this day.

I recently sat down with Ms. Ruemmler for her first in-depth interview since all of this became public. Years earlier, when I was still practicing law, we'd had a call to discuss opportunities in the public sector, and in March, she contacted me to ask if I'd like to hear her side of the Epstein story. For more than three hours over two interviews, we covered how she came to work with Mr. Epstein despite his questionable past and what she knew, or thought she knew, about the extent of his criminal misconduct.

The unsettling truth that emerges from these conversations and my reporting says less about the content of the emails and much more about the culture of big law firms. She looked past his 2008 conviction - for procuring a minor for prostitution and solicitation of prostitution - in the pursuit of business. Many other prominent criminal defense lawyers and former federal prosecutors would have made the same decision, and that tells you everything you need to know about how unreliable and corroded the legal world has become.

Paul Mitchell, vice president of the bipartisan voter data firm Political Data Inc., questioned the accuracy of the poll, noting that 33% of those surveyed were Latino and 50% were over the age of 50.

Actual turnout among Latinos is likely to be 20%, he said, and 60% of voters will probably be over age 50, Mitchell said. He said the the poll was “too young, too Latino and too few people.”

Days atter Israeli strikes killed Iran's supreme leader and other top officials in the opening salvos of the war, President Trump mused publicly that it would be best if "someone from within" Iran took over the country.
It turns out that the United States and Israel went into the conflict with a particular and very surprising someone in mind: Mahmoud Ahmadinejad, the former Iranian president known for his hard-line, anti-Israel and anti-American views.
But the audacious plan, developed by the Israelis and which Mr.
Ahmadinejad had been consulted about, quickly went awry, according to the U.S. officials who were briefed on it.
Mr. Ahmadinejad was injured on the war's first day by an Israeli strike at his home in Tehran that had been designed to free him from house arrest, the American officials and an associate of Mr.
Ahmadinejad said. He survived the strike, they said, but after the near miss he became disillusioned with the regime change plan.

Corshelle Jenkins was charged with a crime she didn't commit - and now, there was a warrant for her arrest.
In May 2025, the 36-year-old Portland resident received a letter saying she had been arrested for theft, and after failing to appear in court, police were instructed to take her to jail. The mother of six was stunned. She had never been arrested for stealing. She assumed a visit to court would prove it was a case of mistaken identity.
But in court, a judge told her the state had no lawyers available to represent her. She would have to keep returning for appearances until one freed up.
That day, roughly 1,280 other defendants in her county were also waiting for attorneys. Some had gone months - or more than a year - without representation.
The charges would remain pending, and Jenkins had no way to fight them.

Every year, the United States Mint sells more than $1 billion of investment-grade gold coins. Each is stamped with an icon like the bald eagle, signifying the government's guarantee, required by law, that the gold is 100 percent American.
"To hold a coin or medal produced by the Mint is to connect to the founding principles of our nation," the Mint declares.
But a New York Times investigation has found that the government's program of gold sales is based on a lie. The Mint is actually the last link in a chain that launders foreign gold, much of it illegally mined, for an insatiable market.
The Mint buys gold that originates in a Colombian drug cartel mine. It makes Lady Liberty coins out of gold from Mexican and Peruvian pawn shops and from a Congolese mine that is part-owned by the Chinese government, records show. Some Mint gold has come from a company in Honduras that dug up an Indigenous graveyard for the ore underneath.

Amir, a 27-year-old homeopathic doctor, filled out his voter registration form earlier this year, he provided his father's details, but he got a notice from the commission on April 6 that left him scratching his head. It said that the details linking him to the previous revision were that of his grandparents and there was an age discrepancy. "This means I have lost my voting right for now."

Mr. Halder, the garment manufacturer in Kolkata, was told that his name and details were "incorrectly linked" because the spelling of his father's name in the 2002 revision, "Rias," did not match the name, "Riasuddin Halder," which he put down in his application this year. Sitting cross-legged on a bed in his family home in South 24 Parganas, a Muslim-majority district in Kolkata that has seen one of the highest deletions of voter names, Mr. Halder showed land records dating back to 1928. He said he was hoping to appeal the decision via special tribunals, except that one hadn't been set up in his neighborhood yet. He fretted that without his voter registration the bank might close his account, or the government shut his business.
"I fear my citizenship will be gone," he said.
