The part they leave out is Council hasn't upzoned the site in 100 years, while building standards over time increasingly require larger floorspace per unit (council DCP & the state apartment design guide).

Max floorspace hasn't changed, but min per unit has.

So if you want to redevelop this site, all you can do is build larger family apartments tailored to higher en buyers because that's the most feasible way to develop an expensive inner city site.

For some reason, when these people talk about Australians supporting foreign sports teams, they never talk about English-Australians with the Three Lions, Scottish-Australians with the Scottish team, Welsh-Australians with the Welsh team, or Irish-Australians with either Ireland or NI teams.
